4 Simple Commercial HVAC Maintenance Tips

An HVAC controls the temperature of the room through heating and cooling. So why do you need Maintenance for your HVAC system? HVAC maintenance can increase the health and comfort in an environment and save you time and money. 

HVAC Maintenance

Here’s a list of the main thing to keep an eye on when cleaning your HVAC. 

1. Condenser Coils 

Make sure the condenser coils don’t have any signs of rust or mold around them If they do they will need to be cleaned and washed before the next use. Check for around and on the sides next to coils for dust build-up or oil stains. If you see any oil stains that is a sign of potential leakage, and you will need to do further investigations to see if it is a leak or not. Remember that HVAC’s are used to ventilate new air, but if mold is inside of the system, you will continually be breathing in lousy air that could get you sick.  

2. Drain Pan

The drain pan should look like a white plastic bin and could be located under the condenser coils. Make sure there is no water built up inside of the container, and that is draining the way that it should. If you see any build-up, clean out the pan and check tubes for dirt or grime. You can do this by unscrewing the plastic tube and checking inside the bottom tube for clear water. If it is clear that it is a good sign if not, it needs to be cleaned out. You may need to dump water into the drain pan to see if the top tube is draining correctly, make sure to have a bucket under the pipe to prevent a mess. If water doesn’t come out of the plastic tube, that means it is clogged and needs to be cleaned out. 

3. Air Filter

Air Filters should be replaced every about every six months. You will know by the color of the filter, if it is white, it should be suitable for another month, but if you see dust or your screen starts turning gray, it is time to replace it. When you replace your filter, take out your old one and before putting in a new one, use a paper to see what way the airflow is pushing. Once you have that figured out, put in a new filter matching the direction of the airflow. It should say it on the side of the filter. To remember what way airflow is next time you can mark it on your HVAC unit just in case you forget. 

4. Humidifier 

The humidifier’s job is to add humidity into the household. If it starts to feel dry or you start having itching skin, the humidifier is what will help improve that. For essential maintenance, you will open up the cover and swap out the pad inside every year before winter comes. Once you swap it out turn it up 100% ad watch the water flow to see if there is any water leaking outside of the pan you will need to readjust your padding. If you are getting ready for winter, make sure to turn the small lever to point at the winter option.
